As of October 2022, One Bernam is an undervalued condo in the CBD / CCR. With many prime district and financial district condominium units sold at the $2700 to $3000 psf range, and some neighbourhood condo units sold above $2400 psf, the One Bernam units selling in the vicinity of $2400 psf make it look like a cheap condo in the CCR / CBD area. The prospective capital appreciation at One Bernam from redevelopments of nearby buildings are striking. Taking advantage of the CBD Incentive Scheme, former buildings like the Fuji Xerox Towers, Keppel Tower and AXA Tower are being redeveloped to take advantage of the increased Gross Floor Area in the scheme. The addtional residential units to be built on these sites are expected to be higher than $3000 psf, taking reference from Wallich Residence which is already transacting around $3300 psf. Futhermore, the Tanjong Pagar Port to the south of One Bernam has already started to move to Tuas, and the new available land will be Singapore’s next iconic site to live, work and play. Outram is best known for its integrated health hub, with the Singapore General Hospital (SGH) at its center. It is the oldest and biggest hospital in Singapore, and over the years it has grown to include ambulatory and support services, specialist centres, a postgraduate medical institute, and even a museum. To assure residents living in One Bernam and the surrounding estate, the hub continues to expand today, with the recent completion of the Outram Community Hospital and its aim to assist patients who are discharged from acute hospitals a place to continue with rehabilitation care.

Future developments in this hub include the Emergency Medicine Building, to be ready by 2023, that will be equipped with critical facilities and enhanced services to better manage patients with emergency conditions.

The latest addition to the health hub is the Elective Care Centre, which focuses on non-emergency operations. This means patients can expect a shorter wait before their surgery when this new centre is completed in 2026. It is here that the new National Dental Centre will also be located, equipped with digital dentistry capabilities, R&D, and education facilities. Patients going for their scheduled elective procedures will also find it convenient to reach the centres due to the direct connectivity to the MRT station.

Residents of One Bernam who need to see a general practitioner can easily reach the Outram Polyclinic that is 4 bus stops away. Just next the polyclinic is the Health Promotion Board and the Health Science Authority.

HARBOURFRONT AND MOUNT FABER

The Harbourfront locale is best known as the gateway to Sentosa and the cruise centre to Batam. It is made up of malls like Vivocity, office blocks housing high profile tenants like American bank Merrill Lynch and the new Dyson office at the St James Power Station. Over the years, upmarket waterfront residences have also pop up in the area, which form part of the larger Greater Southern Waterfront. It is with this plan that the government has gone forward with the completition of the circle line, with Prince Edward Station around 5 minutes walk from One Bernam.
